The Boathouse Waterfront Hotel
76% independentSet on Ocean Avenue where Kennebunkport's harbor meets the sea, The Boathouse is an intimate waterfront property where a handful of rooms open onto private balconies above the water. Downstairs, an elegant restaurant and bar draw guests and locals alike. With 472 reviews averaging 4.3 stars, it's a small-scale coastal Maine stay that trades sprawl for a front-row seat on the water.
Why we call this independent
The name is place-specific rather than corporate, the property is described as 'intimate' with only some rooms having balconies, and it operates from a single Kennebunkport address with its own standalone domain (boathouseme.com) — no multi-location or flag signals. Points withheld because 'Hotel' branding and a polished restaurant operation could indicate a small hospitality group rather than a family-run inn.
